How to Present Your Property at Its Best

Congratulations — your property is about to be photographed for a Matterport 3D tour. If you are not familiar with this technology, please take a look at this example to see how impressive a 3D tour can look.

To ensure your 3D tour turns out as well as you envision, we would like to share some tips on how to best prepare your property for the 3D tour capture. You can also download these tips as a PDF.

Before the Capture | Prepare Everything

Interior

  • The Golden Rule. The Camera Sees Everything | Everything visible will later be seen in the 3D tour, comparable to what a person would see walking through the space. Due to technical limitations of the Matterport system, we cannot correct the 3D tour captures afterwards.
  • Declutter. Remove Everything from Sight | Please don't just organize your personal items on shelves — try to remove as much as possible from view. Place items such as stationery, letters, magazines, packaging, toys, clothing, shoes, towels, trash cans, pet bowls, and all personal belongings into cupboards or sideboards. Please make everything look as clean as if no one has ever lived or worked there. Fluff up cushions or pillows and make the beds if needed. A tidy property always looks better in photos.
  • Check the Lights | Please make sure all light fixtures are working and replace any missing or non-functioning bulbs. A well-lit property always looks better — especially in a 3D tour.
  • Personal Items | Please remove personal photos. Also remove all personal items that you do not want to be visible in the 3D tour.
  • Kitchens | Please clean the sink and put away the dishes. Wipe down countertops and remove appliances such as toasters or cleaning supplies. Make your kitchen shine.
  • Bathrooms and WCs | Please remove your personal items from the bathrooms — shampoo, conditioner, soap, toothbrush, etc. If possible, place nice guest towels instead.
  • Flowers | Fresh flowers always look fantastic.
  • When in Doubt? | If in doubt, take it out.

Exterior

  • Clean Lawn | Please ensure the lawn is well-maintained and clean. Remove garden tools. Buckets, hoses, sprinklers, bicycles, etc. — please put them away.
  • Tidy Terraces | Please clean the furniture and open the grill and parasol.
  • Garden Gnomes | Please hide garden gnomes and other decorative items.
  • Pool | Please remove the cover and make sure the pool is clean.
  • Final Look | Please take a final look around. If anything is still lying about, please put it out of sight.

Capture Day | Final Preparations

  • Lights On | First, please switch on all interior lights.
  • Blinds Open | Please open all blinds and curtains.
  • Cars Away | Please move your vehicles away from the entrance or driveway, ideally out of sight.
  • Pets | If you have pets, please take them to a safe place.
  • Keep Yourself Busy | Once you have prepared your home to a photo-ready state, please find something to do during the capture so you don't get in the photographer's way.
  • One Last Tip | Store your valuables in a safe and non-visible location. With a virtual 3D tour, many people will be walking through your property — virtually.
