How to optimally showcase your property

Congratulations, you're so lucky to have your property photographed for a Matterport 3D tour. If you're not familiar with this technology, please check out this link to see an example of how amazing a 3D tour can look.

To ensure your 3D tour recording turns out as well as you hope, we'd like to give you some tips on how to optimally prepare your property for 3D tour recordings. You can download these as a PDF here.

Before recording | Prepare everything

Interior

  • The golden rule: The camera sees everything | Everything visible can later be seen in the 3D tour, comparable to what a person can see moving around the room. And due to technical limitations of the Matterport system, we cannot correct the 3D tour recordings later.
  • Tidy up. Everything out of sight | Please don't just organize (your personal) belongings on the shelves, but try to keep as much as possible out of sight. If possible, place items such as writing utensils, letters, magazines or packaging, toys, clothing, shoes, towels, trash cans, dog bowls, and all personal belongings, etc., in cupboards or sideboards. Please make everything as clean as if no one had ever lived or worked there. Fluff up the cushions or pillows and make the beds if necessary. An organized object always looks better in photos.
  • Check the lights | Please ensure all lights are working and replace any missing or malfunctioning bulbs if necessary. A well-lit object always looks better—especially in a 3D tour.
  • Personal Items | Please remove any personal photos. And please also remove any personal items you don't want to be included in the 3D tour.
  • Kitchens | Please clean the sink and put away the dishes. Clean the countertops and remove any appliances such as the toaster or dishwashing utensils. Let your kitchen shine.
  • Bathrooms and restrooms | Please remove your personal items from the bathrooms, such as shampoo, conditioner, soap, toothbrush, etc. And if possible, please also place the good guest towels.
  • Flowers | Fresh flowers always look fantastic.
  • Doubts? | And if you have doubts, please speak up.

Outdoor area

  • Clean lawn | Please keep your lawn neat and tidy. Remove gardening tools, buckets, hoses, sprinklers, bicycles, etc.
  • Well-maintained terraces | Please clean the furniture and open the grill and parasol.
  • Garden Gnomes | Please hide garden gnomes and other cute decorations.
  • Pool | Please open the cover and check that the pool is clean.
  • Final Look | Then please take a final look around. If there's anything left lying around, please put it out of sight.

The day of the recording | The final preparations

  • Lights on | First, please turn on all interior lights.
  • Blinds open | Please open the blinds and curtains.
  • Move your cars away | Please move your vehicles away from the entrance or driveway, if possible out of sight.
  • Pets | If you have pets, please take them to a safe place.
  • Keep yourself busy | Once you've gotten your home into film-ready condition, find something to keep you busy while you're taking pictures so you don't get in the photographer's way.
  • One final tip | Keep your valuables in a safe, out-of-sight place. During a 3D virtual tour, you'll have a lot of people virtually walking through the property.
